Fire Doors: The Most Common Fail Point in Every Assessment We Do

If we had to name the single issue that comes up most often across every type of premises we assess — shops, offices, HMOs, hotels, warehouses — it's fire doors. Not the alarm system. Not the extinguishers. The doors.

Why fire doors matter more than people think

A fire door isn't just a heavier door. It's a specifically engineered fire-resistant barrier, designed to hold back fire and smoke for a set period — usually 30 or 60 minutes — to give people time to escape and fire services time to respond. Every part of it has to work together: the door leaf, the frame, the intumescent strips, the smoke seals, the hinges, and the door closer.

If any one of those elements is compromised, the whole door can fail to do its job in a real fire, even if it looks fine day to day.

The issues we find most often

Doors wedged or propped open

The single most common fail. A fire door only works if it's closed. Wedging a fire door open for convenience — even "just for an hour" — defeats its entire purpose.

Damaged or missing intumescent strips and smoke seals

These are the strips around the edge of the door that expand in heat to seal gaps. They're often painted over, damaged, or missing entirely, and it's not something you'd notice without a proper inspection.

Faulty or disconnected door closers

If the automatic closer doesn't fully shut the door, the door isn't doing its job, regardless of what it's rated for.

Gaps around the frame

Fire doors need a specific, small tolerance gap around the frame. Doors that have warped, been rehung poorly, or had the frame altered often exceed this without anyone noticing.

Incorrect door furniture

Handles, hinges, and locks that aren't fire-rated for the door, or that have been swapped out during a general refurbishment without anyone checking fire compliance.

Signage missing or wrong

"Fire Door Keep Shut" signage should be present and correct — a small thing, but one of the easiest fails to fix once flagged.

Why this gets missed so often

Fire doors don't announce when they've failed. A door with damaged seals looks exactly the same as a properly functioning one until there's an actual fire. That's exactly why this needs a trained eye rather than a visual walk-past — most of what makes a fire door work (or not) isn't obvious to someone who doesn't know what they're looking for.

What to do about it

If you haven't had your fire doors specifically checked as part of a proper assessment, it's one of the highest-value things to get looked at. It's also one of the more affordable fixes once identified — most fire door issues are quick, inexpensive repairs rather than full replacements.
