Short-Term Let Fire Risk Assessment | Fife

Helping a property owner understand the practical fire-safety measures needed for a short-term-let licence.

Anonymous modern short-term-let living room with a visible escape sign

    Summary

Fire Check Scotland assessed a modern, single-storey three-bedroom bungalow, built around 2015, before its use as short-term-let accommodation.

The inspection considered multiple final exits, observed detection, housekeeping, guest information and safety evidence that was scheduled but not yet available.

    The Premises

    • Modern single-storey, three-bedroom bungalow in Fife.
    • Front, lounge or patio, and utility or rear final exits.
    • Smoke detection in hallway and lounge, heat detection in the kitchen, and smoke/carbon-monoxide provision near the boiler area.
    • Electrical cupboard also used for household storage.

Why This Project Was More Complex

The straightforward layout and several exits were relevant positive features, but unfamiliar guests still needed clear instructions and dependable warning arrangements.

No bedroom detector or detector in the electrical cupboard was observed. Emergency lighting, fire-safety signage, extinguishers and a kitchen fire blanket were also not observed at assessment.

    Key Technical Themes

    • Detection coverage, interlinking and audibility.
    • Combustible shoes, weights and paint stored with electrical equipment.
    • Suitable kitchen fire blanket and extinguisher provision.
    • Torch or emergency provision in the hallway.
    • Guest fire and evacuation instructions.
    • Electrical, gas and Legionella evidence as applicable.

    Fire Check Scotland Approach

The report distinguished observed conditions from testing that was due after the visit. Scheduled EICR and other safety checks were kept open until evidence could be reviewed.

Recommendations focused on practical licensing preparation, housekeeping and guest safety rather than implying that unverified tests had passed.

    Outcome

The owner received a clear list of practical measures and outstanding evidence to organise for the proposed short-term-let use.

The later tests, remedial actions and licensing outcome were not verified.

    Relevance to Similar Clients

Relevant to bungalow, holiday-home and short-term-let owners seeking a practical assessment before licensing or guest occupation.
